OUR STORY
Since inception in 2016, John Hickman LLC, with its first commercial real estate development in Frisco, Texas, USA, has set a new benchmark for luxury retail; signing-up a mega luxury jeweler-Govindji's. Govindji's will occupy a state-of-the-art, 20,000 square feet space on two levels. The exterior is classically-inspired, old-world architecture; reminiscent of Regent Street in London, England, with a post-modern twist. The south-west corner of the building is wrapped with a towering wall of glass that will exude natural light in the showroom. Although, the showroom space is on two levels, with towering ceiling heights, the total height from the outside is that of a five-story building.
With this project, we pride ourselves on developing a smart, high-tech building with very traditional architecture, on an eco-friendly, sustainable footprint. Working with a strong team of industry professionals, unlocking the value of one of the most prime locations in Frisco and translating a very aspirational vision into reality.

Upon the project's completion, John Hickman LLC's role will also encompass property management. In addition to the retail space leased to Govindji's, there are two more spaces available: A combined total of approximately 18,000 additional square feet for restaurants. What We Can Offer

VALET COVERED PARKING
A complimentary valet service is offered to all patrons. In addition to the limited surface parking that is available, there are 171 covered parking spaces on four levels underground. For those that choose to self-park, a total of four elevator banks will serve to transport patrons onto the upper levels. Our parking services are also designed to accommodate special drop-off and pick-up zones for shared rides like Uber and Lyft.

FINISH-OUT ALLOWANCE
Do you have a restaurant development idea that would work being located right across Govindji's-a multi-level luxury jewelry showroom? The space will also be right next door to a planned 25-story 5-star hotel and luxury condominium development. 4646 is also just a few steps away, across the street from America's very first autonomous flying UberAIR Skyport that is scheduled to open soon with the goal of beginning commercial operations serving the greater North Dallas area and DFW International Airport.
